Getting
Started
It’s a good idea to evaluate a few things regarding your land before getting started. For your convenience we have listed a few items that may warrant your consideration.

Access: Your land should have frontage along a public road or street. If it does not, you should have a right-of-way to provide appropriate access that meets all lender criteria should you require financing. Feel free to contact a Lockridge representative to assist you if you have any questions about appropriate access to your land.
Sewage Treatment: If your land does not have access to public sewer, we must verify that the soil conditions are suitable for a private system. This is typically done by your local Health Department and is generally known as a “Perc Test.” This step should be performed early on, as the number of bedrooms allowed in your home may be determined by your actual soil conditions.
Lockridge Homes has the current Health Department information, fees and applications on file for the counties where we build. We will assist you with filing the necessary paperwork and getting your ‘Perc” scheduled. Should public sewer be available, a quick inquiry to the utility department will inform you of their connection fees.
Survey: Your lender will need a boundary survey of your land, should you require financing. A survey is also required to apply for a building permit. Your Lockridge Builder will meet with you on your land and help you locate the stake of your house. At this on-site meeting you and your Builder will have the opportunity to spend time discussing any other site concerns or questions you may have.
Electrical Service: Contact the power company serving your land to verify that there are no issues with respect to providing service to your land and to determine whether your service will be “Overhead” or “Underground.” Ask about any fees that may be incurred to acquire service.
